What Does Developer’s Standard Include?

Upon completion of construction and obtaining the occupancy permit, we commence unit handovers. Occasionally, individual apartments or houses remain in a completed development – this presents an excellent opportunity if you prefer not to wait. Discover what the developer’s standard includes.

  • Walls, Floors, Doors, and Windows

    Walls are plastered and ready for skimming (does not apply to prefabricated houses), floors are screeded, and exterior doors and windows are installed.
  • Installations and Ventilation

    Electrical, water, and heating installations are complete.
  • Exterior

    Gardens are enclosed with panel fencing, balconies feature railings and tiles, and parking spaces and driveways are constructed.
  • What is Excluded?

    Developer’s standard does not include built-in furniture, bathroom and kitchen fixtures, or interior doors.

  • Is a move-in finish available?

    Interior finishing at Novisa Development is possible through a cooperating company. Special discounts are available for our clients; inquire about details during a meeting with a sales representative.

  • What is the process for apartment modifications?

    Client modifications at Novisa Development can be reported within 14 days of signing the agreement. Each request is verified by our architect and presented as a Client Modification Card, along with a valuation. The first request costs 100 PLN, subsequent ones 490 PLN. Upon acceptance and signing of documents, the client makes payment, and the changes proceed to implementation. Additionally, coordination fees, charges for amended documentation, and potential dismantling of already completed works may be incurred. Costs and the feasibility of implementing changes depend on the construction stage.

  • How much does a credit advisor's service cost?

    Novisa Development cooperates with a mortgage advisor who is available to our clients completely free of charge. The advisor guides through the entire mortgage process, provides necessary information, and assists in choosing the best offer.

  • How to Prepare for Your First Meeting with a Sales Representative?

    Before your first meeting with a sales representative, define your needs and lifestyle – how many rooms you require, your daily routine, your commute to work, whether you plan for remote work, family expansion, pet adoption, or if you are ready for garden work. Review your family’s daily routine, considering access to bathrooms, dining areas, storage for bicycles, strollers, etc. Before the meeting, ensure it is a reliable, reputable developer – check their experience and previous projects. Prepare a list of questions regarding the estate’s organization, service charges, community, garden development possibilities, payment schedule, installations, utilities, client modifications, and move-in finish options. Thorough preparation will help you make the most of your scheduled meeting.
